How My For Sale By Owner Program Works
For Sellers:
You can market your FSBO home for free on this site---FREE---no gimicks. Here's how the program works. You will have to sign an agreement that you are giving your permission to Mike Maynard to advertise your home on www.MikeMaynardSellsHomes.com. Legally, I must have your written permission before I can avertise your home. I will take photos or use your photos (.jpg), get pertinent information and a selling narrative for your home.You will have a webpage dedicated to marketing your home on this website, which will be fully approved by both you and me before adding to the site. You will receive a small sign to add to your for sale sign giving the web address. You may use the website's brochure making feature to create full-color sales brochures for your home. Your home will be advertised on the website, but will not be listed on the Brevard Multiple Listing Service (MLS). If you'd like, I'll prepare a market analysis for your home through HouseValues.com, and enroll you in th Lowe's Realtor Benefits program.
Buyers will contact you. If they contact me first I will consider them my customers and will assume the role of their Realtor. This is where we have to agree to work on the honor system. All effort will be made to direct a buyer to you.If a buyer requests the use of my services you must agree to negotiate a commission for me as you would just as if any other Realtor brought a customer over to show your home. Remember, I will be representing the buyers, not you. Allowing you the use of my site is for your marketing purposes only--in no way am I giving the appearance of representing you as your Realtor. This is how I'm legally able to both be a Realtor and market properties without a listing agreement.
For Buyers:
You have two choices--contact the buyer directly to ask questions or schedule a showing--or, contact Mike Maynard, either through this site or by phone (321)604-8038. By contacting me you agree to using my services as your Realtor. This is of no cost to you, remember the seller picks up the cost of real esate commissions. In any transaction of any For Sale By Owner properties, I do not represent the seller, I represent the buyer.
Why I'm Offering This Program:
This program is an experiment. More and more homeowners in Brevard County are listing their homes "For Sale By Owner". Realtors have no idea how to tap into this market. And FSBO sellers don't have the ability to market on a widescale basis. Be honest, it's a little difficult marketing your home when your only resources are a sign in your yard, some signs down the street directing people to your home, maybe some crappy handwritten flyers, and maybe a newspaper ad or two.
I have an under utilized website. My web traffic is ok but I want to see an increase. I'm offering to market your home on the internet (for free) and also allow you to print 4 picture, full color brochures of your home, as many as you need.
Go on the internet and see what other FSBO marketing companies are offering--for a fee, and compare what you are getting here for free. Let me know if there are better offers out there.
There are three reasons why I'm letting FSBO's market for free on my site. First, the increased traffic helps me get more people to look at the homes I do get paid to market, as well as being able to show potential sellers how many people I can draw to their listing.
